This zoning application of Robert C. Smith \{as reviewed by the Plan- nir-rE Staff and a recommendation of approval was subnitted to the Planning Commission during the hearing of October 23, 1969. The property described in this peguest, currently vacant, i-s located in a primarily undeveloped areaito the northeast of the Britton Com- munit1,. This same general area, is noted also for its dedicated, br-rt unimproved or unopened, streets, incJ-uding all the boundary streets around the su):ject pr:operties. trArr Single Family zoning surrouncls the trr,o tracts on three sides . Deveropment and location of the subject pron{rties trD'r adjacent to the recently approved zonlng would furthel estabtish a node of higher density residential use, suggesting compatibility with and en- couraging more proper use of this primarily undeveloped area. Based on the scattered but almost completely undeveloped condi- tion of this general areb, ar)proval- of this reguest should not disturb existing land use relaticirnships and should encourage a more appropri-ate use of the property within the area. The total proposed public housin$ site has been reviewed by the Site Review Committee and recomm$nded for approval.
